When you buy a house you'll probably follow your feelings, if you need to pay a little extra that will not really hold you back. On the other hand, when you sell a house you'll want to know its value, you won't just take the word of only one estate agent.
When you need financing in order to buy a house the property will at first, always be assessed by a person appointed by the bank. This person is in no way to be connected to the estate agent or seller. Almost all banks make use of a list provided by the Catalan central bank stating the names of every approved assessor.
The average estate agent will generally not be on that list, that doesn't keep him from presenting himself as an assessor though. It's true that in reality, he will most likely know what he is talking about but a real assessor will be more concerned with the building as opposed to its location.
